Brasov's residential market has had a steady development in the past few years, with new projects under development or being planned within the city or at the outskirts.
The existing stock of residential units includes old houses, new villa with 1-2 levels, old and new apartments in blocks of flats. The single developments are insertions in the urban texture of the city, while the residential compounds are located in the expansion areas of old residential districts.
One can notice that Brasov does not have an architectural harmony: inside a district you find different types of buildings, with a different height regime (4 - 8 floors), new and old developments located one next to another.
By analyzing the projects under construction, we discovered that Brasov has more apartment developments than villa complexes. The explanation is simple: the exorbitant increase of the sale prices of lands in almost the entire country, along with the scarcity of supply, determined new trends on the residential market:
The construction of vertical compounds, respectively apartment buildings, with high structures (Tampa Gardens - GF+12F , Evocasa Viva - GF+11F, Dedom - GF+12F-14F)
The migration of the area of interest, from the historical area and the center, to the extension of the city mainly towards south and North, North-West and North-East areas of Brasov.
There are a few areas in the city of Brasov where the residential developments flourished in the last years. There are built or only planned 3 projects in Tampa area, more precisely in Racadau neighborhood (Tampa Gardens, Fontana Residence and ALL 2006), 2 projects in Stupini (Stupini Residential Compound, Parcul Verde), 2 in Bartolomeu district (Avantgarden, Bartolomeu Residential Compound) and 2 in Darste area (Green Valley and Green Park Villas). In other areas there is only one project under development: Noua area (Evocasa Viva), Sanpetru area (Lempes Residenz), Tractorul area (Brasov Garden), Ghimbav area (Panorama Residence), Mihai Viteazu area (Europe Residence).
Interesting type of developments on Brasov residential market are ALL projects that are developed in public-private partnership. Temelia neighborhood is preferred for ALL developments, were there have been already constructed, beside ALL 2006 project, two new apartment buildings. For their building the City Hall provides the land and a private developer is assuming the construction of the building. When the building is finished a number of apartments previously established is taken by the City Hall, entering in the social fund of apartments while the rest are being sold by the developer.
Evocasa Viva built by Adama will have 536 apartments, developed on a land plot of 15,000 sqm and having a total built area of 50,000 sqm. The dwelling prices will be comprised between 49,700 EUR+VAT (for a studio) and 221,700 EUR+ VAT (for a duplex).
Green Park Villas is developed by New Properties SRL and will be officially launched in December. Green Park Villas is located at the entrance to Brasov municipality, 500 meters away from Calea Bucuresti, close to the retail area and it will consist of 70 villas.
The residential compound Parcul Verde, located in Stupini area is a mix type project which will have 90 apartments and 17 villas. The compound is developed by Holland Development and will be built on 4 ha of land.
Gabi's Development invested in the construction of Bellevue residential compound, this being located in the Center of Brasov. The project will have two construction phases and in the end there will be delivered 144 apartments. The delivery year of the project is 2011.
Tampa Gardens is located in one of the most attractive areas of Brasov - at the foot of Tampa Mountains. This compound will deliver on the market 256 apartments and it will be finished in 2009.
Dedom Residential is located in Temelia neighborhood were the residential developments flourished in the past years. This project will bring on the market approximately 400 apartments. The compound is developed by the company with the same name, Dedom SRL, its finishing being planned for 2010.
The residential compound developed by Maurer&Kasper, called Avantgarden is one of big proportions and it will deliver 709 apartments. The project which includes 17 buildings of flats with a small rise regime (UG+GF+3F; UG+Gf+5F) will be built in two phases and it will be finished in 2010.
The residential compound Lempes Residenz is located outside Brasov, in Sanpetru area. Developed on a 60,000 sqm land plot the compound will include 70 villas which are going to be built in two phases. The project is due to be finished in 2010.
