Offices market specific

In the first semester of 2010, the offices buildings market will be dominated by the preference of surfaces and projects of small dimensions, as well as a growth of decentralization of the offices locations from the central and north area to peripheral ones.

It will be a year of mutal research and adaptation client-developer: the renegociation process of contracts will continue, pre-rental will be replaced by rental with predilection in finalized or in course of finalization projects.

The rental decision will be influenced, mostly by the additional services packages offered when renting and by the development intentions, relocating tenants or potential clients.

The economical crisis consequences

The office buildings market has not stopped growing all of a sudden as in the case of the rezidential constructions market. In 2009 the effects of the economical crisis have been felt, in this sector, with a one year delay-comparative with the rezidential constructions market-and have manifested through:

  • the stint of companies activity,acces infrastructure, the location ant the notoriety of the area are factors which have lead to the apparition of the subrenting phenomena: companies which do not want to discard the location subrent their own spaces.

  • in order to keep their clients, the owners have renegociated the contracts, have diminished with 20-30% the rental price, have discarded the long rental terms or offered bonuses to keep their clients.

  • Pipera is the area where the first projects, which have not be prerented, appear but this is also the area in which the rental price has dropped the most with about 30%.

    Office building market evolution

    The economical and financial crisis has changed the development priorities and the investment intentions in 2009: 9 projects with a surface of about 200.000 sqm have been posteponed and stopped and for 12% of the project the release date still stands as an unknown:2010 or 2011.
